HomeResolve
FOR HOUSING ASSOCIATIONS AND COUNCILS IN ENGLAND
HomeResolve
Fixing it for good, together.

Find the cause. Design the fix. Prove it worked.

Too many homes are treated for the same problem again and again because nobody finds the cause. We diagnose it, design the right fix in the right order, coordinate every trade through to completion, and give you the evidence that it’s resolved.

OUR METHOD

A survey tells you what’s wrong. A diagnosis tells you why. We resolve it.

Most surveys stop at the symptom. Ours carry on to the cause, then to a fix designed in the right order, delivered and proven.

  1. 1

    Survey

Find every problem in the home, not just the one that was reported.

  2. 2

    Diagnose

Work out why each problem is happening, from readings, not guesswork.

  3. 3

    Design

Specify the fix and the order it must happen in, so nothing undoes anything else.

  4. 4

    Coordinate

The right trade, at the right time, in the right sequence, with one person accountable.

  5. 5

    Verify

Re-test and record the evidence. A case closes when it’s proven resolved.

How we diagnose

Every diagnosis ends in a written root-cause statement, and every fix is specified against it.

Moisture mapping of walls, floors and ceilings
Humidity, surface temperature and dew point readings
Extract fan airflow tested, not assumed
How the home is used, from the resident
COORDINATION

Done once, in the right order.

Fixes fail when trades arrive in the wrong order or nobody owns the whole job. We design the sequence and hold the programme together, with one person accountable from first visit to closed case.

It’s the same coordination discipline behind more than 6,000 retrofit projects, applied to the whole home.

  1. 01

    The sequence is designed first

Every trade knows what comes before and after them.

  2. 02

Trades arrive in the right order

The leak is stopped before anyone replasters. Damp and ventilation are fixed before anyone insulates.

  3. 03

    Approved contractors only

Every firm has signed the HomeResolve integrity pledge.

  4. 04

Each stage checked before the next

One person holds the programme, from first visit to closed case.

THE INTEGRITY PLEDGE

Every contractor we approve signs it.

Every home we enter belongs to someone whose health, safety and confidence may depend on the quality of our work. These are the eight principles our approved contractors commit to.

  1. 01

    Residents first

We will put residents’ safety, wellbeing and dignity at the centre of our work. We will listen to their concerns, respect their homes and explain clearly what we are doing. Commercial pressures, workloads or targets will never justify putting a resident at avoidable risk.

  2. 02

    Resolve the cause

We will work from sound diagnosis and agreed specifications to address the causes of problems. We will distinguish immediate measures to make a home safe from the work needed for a lasting solution. We will never present a temporary treatment or cosmetic repair as a resolved underlying problem.

  3. 03

    Right first time

We will deliver work with care, using competent people, suitable materials and appropriate methods. We will work safely and lawfully, including under CDM 2015, checking for asbestos before disturbing any materials and holding the certification each job requires. We will check our workmanship, provide the required evidence and support verification of the outcome. Where our work falls short, we will take responsibility and put it right promptly.

  4. 04

    Honest capability and capacity

We will be truthful about our skills, qualifications, resources and availability. We will only accept work we can deliver safely and competently within the agreed timescales. We will meet the response times we accept, and tell HomeResolve straight away if we cannot, because the landlord’s legal deadlines are running. Where specialist expertise is needed, or our capacity changes, we will work with HomeResolve early and seek appropriate support.

  5. 05

    Evidence and transparency

We will keep accurate records of what we find, what we do and what remains outstanding. We will raise risks, delays, defects and unexpected findings promptly, even when doing so is commercially uncomfortable. We will never fabricate evidence, conceal incomplete work or treat quality checks as a paperwork exercise.

  6. 06

    Fair and accountable delivery

We will provide clear pricing, explain proposed changes and get authorisation from HomeResolve or the landlord before undertaking additional work. We will not sell or recommend additional products or services to residents. We will treat our workforce and supply chain fairly, with realistic programmes and agreed payment terms. We will remain accountable for the work and conduct of any subcontractors we appoint.

  7. 07

    Safeguarding and respect

We will take residents’ vulnerabilities, communication needs and safeguarding concerns seriously. We will listen without dismissing concerns or assuming that a resident’s behaviour is the cause of a problem. Where we find an immediate risk to life, we will make safe if competent to do so and report it to HomeResolve immediately. We will handle personal information with care, and we will not use photos of residents’ homes for marketing or social media without written consent.

  8. 08

    Accountability beyond completion

We will honour our guarantees and warranties. We will cooperate with inspections, resident feedback, complaints investigations and follow-up checks. We will respond constructively when concerns are raised and use what we learn to improve. We recognise that our conduct affects confidence in HomeResolve and in every contractor within its network.

Our promise to contractors

In return, HomeResolve will:

John Bradbury MCIOB
Managing Director, HomeResolve
  • Be honest with you. We’ll only promise work we have, and we’ll tell you straight if something isn’t right.
  • Be open. Clear briefs, agreed rates, and no hidden deals.
  • Be fair. If there’s a concern about your work, you’ll hear it from us first and have the chance to put it right.
  • Back you. If you stop work because something is unsafe, we’ll stand behind you.

This is how we choose to work: in every home, on every job, even when no one is watching.
